Just like its own name suggests, the southern course “Los Lagos (the lakes)” of Mijas Golf International, includes many water hazards. These, in addition to being a strategic element of the design, they also play a key role in water collection, storage and hydrology within the course.
Due to frequent torrential rainfall events in this part of the Spain, and the inability of the existing infrastructure to drain and evacuate water efficiently, flooding often causes considerable damage in the course. As a result of this, the course faces closures while the accumulated water drains and all damages are repaired.
The aim of this project has been to evaluate the condition and performance of the existing hydraulic infrastructures of the lakes that play a key role in the evacuation of water. Also, to identify design deficiencies and undertake a flood risk assessment. Ultimately, the goal of this project has been to propose the necessary civil works to guarantee a design water discharge rate that will solve the problem in this climatic region.
The following works were carried out to define the whole solution:
– A hydrological study of the catchment.
– A hydraulic modelling of the water stream that goes through the golf course including the existing infrastructures.
– A hydraulic modelling of the water stream that goes through the golf course including the proposed modified infrastructures.
– The design of overflow structures in all lakes.
– The design of a new bridge.
– The internal upgrading of the lakes, including lining for waterproofing, ramps for machinery access and stone walls.
This project, apart from containing all the detailed design of the elements that provide the solutions to the existing problems, it also includes detailed documents to carry out all the construction works within the planned schedule and expected quality.
The role of a construction project
It is important to explain and highlight the importance of a formal construction project. A “project” in Spain is a document that constitutes a legal contractual agreement between a developer and a construction company. Therefore, it is essential that covers all aspects of the construction works to be carried out. Amongst all the legal required information, a project, must contain detailed plans, technical specifications and a bill of quantities that will define the works, and that a construction company will use to make a bid proposal.
The absence of information, lack of definition or incoherences in the project documentation may generate economic claims by construction companies. Usually, the case is arguing the need for additional works that were not contemplated in their budget because they weren’t adequately specified in the documents. All this, generates undesired deviation on budgets and deadlines, that end up complicating the project completion for the owner and people involved.
